aging in place

I have had some interest lately in "aging in place" remodeling. I am just wondering if a web site dedicated to the remodeling side of this with all types of products would be valuable information.  The site could show all types of faucets, showers, cabinets, stair lifts, elevators,,etc,,etc. Any feed back would be appreciated, so that I can decide what to do with www.aginginplacedfw.com

Garage apartment remodel TCU area

I have been approached to bid a garage tear down and build a new one with an apartment above. I think this will be an interesting blog. Its an old Bungalow that has been added on to at least once. There are exceptional challenges. Power lines restricting pad size, where is the sewer line, will the city of Fort Worth make me update the water service, minimal access for material and labor staging, etc, etc.
I will finalize the construction plans today so that the pricing process can begin. I am not a huge fan of multiple bids except from long time and trusted contractors, therefore I prefer to call it the pricing process.
The clients are an exceptional couple and that makes it even more fun.

covered porches

Keep in mind that adding a lot of covered porches will make your price per sqft climb quickly. A smaller home with an excessive amount of covered porch may be so high per sqft that you cant get the appraisal that you need.

Budget vs actual cost

Recently, I have been asked to bid on  custom homes with the buyers giving me their specific budgets. They had already contracted a designer to produce the plans. I was shocked that the designer had no consideration for the clients budget. Although they designed a beautiful new custom home; it was at least $75,000.00 over their budgets. Not only was they client horribly disappointed, I was as well considering the time it takes to accurately price a custom home.
